The Opportunity

Reporting directly to the Supervisor, Realty Services, the Real Estate Specialist is primarily responsible for the Town’s lease and license negotiation and administration, including other types of limited interest agreements (e.g. easements, permissions to enter, crossing agreements, encroachments) with private interests, other levels of government, utilities, and/or agencies. The individual in this role will create and maintain an agreement database and ensure all parties fulfil their obligations. This role will work with Town departments to define, update, and maintain processes relating to real estate lease and license agreements, and also to create and maintain a database of Town-owned real estate. As the Specialist, Real Estate, you will perform the following duties, including but not limited to:

  • Negotiate lease, license, and other limited interest agreements (new leases, renewals, extensions and amendment, licenses, easements, permissions to enter, crossing agreements, encroachments, joint use, cost sharing agreements)
  • Manage and coordinate all aspects of leasing transactions, including lease negotiations, lease renewals, landlord/tenant relations, abstracting and interpreting commercial lease documents (leases, amendments, subleases)
  • Collaborate with Corporate Facilities to ensure properties meet tenant needs
  • Liaise with Asset Management regarding corporate real property tracking and strategy
  • Develop and maintain relationships with internal staff, tenants, owners/landlords, brokers, other industry professionals, Region of Peel, utilities, and other public agencies and authorities, and collaborate as required for real estate matters
  • Perform additional duties and undertake special projects as assigned
Requirements

The Ideal Candidate

We are seeking a real estate professional with a post-secondary degree/diploma in Real Estate, Property Management, Business Administration, Property Law, Public Administration, Planning, or a closely related field to real property leasing, assessment, appraisal and administration, Undergraduate degree or higher preferred. Our ideal candidate has a minimum 3 years of progressive experience in real estate leasing and negotiations, lease administration, lease abstraction, and portfolio management, with a significant understanding of commercial leases and key lease clauses.

 

The ideal candidate will have understanding and applied knowledge of legislation, such as the Commercial Tenancies Act, Residential Tenancies Act, Expropriations Act, Municipal Act, Planning Act, and of applicable Town bylaws.

 

We are seeking an individual with superior knowledge of general legal matters pertaining to real property including contract law, lease/license agreements, amendments, encroachments, etc. Significant understanding of mapping, surveying, GIS information and legal documents, and the proficiency to read and understand Registered Plans and surveys as well as land titles, deeds and other legal documents.

 

The following are considered assets to this role:

  • A Certified Leasing Officer (CLO) designation from the Real Estate Institute of Canada
  • Completion of Real Property Administration (RPA) designation for Building Owners and Managers Institute (BOMI)
  • Designation from the International Right of Way Association (IRWA)
  • Municipal and other government experience

The successful candidate for this role will be required to work a flexible schedule, including in the office, remotely and after hours (as required).

Satisfactory passing of a criminal record check, and proof of qualifications will be required of any successful candidate(s) for this position.

Salary & Benefits

This position offers a salary range of $87,100.81 - $106,743.45.
