JOB SUMMARY

The Life Cycle Analyst will analyze facility information including condition and life cycle data, update existing cost estimates to improve data quality, conduct site tours to assess building components condition, identify missing assets/items and prepare/update inventories, prepare new lifecycle inventory for newly acquired or constructed facilities.   

The Life Cycle Analyst will also track and input work orders & operating/maintenance/capital expenditures, prepare technical reports, assist in financial analysis & life cycle planning of facility assets, implementation of Enterprise Asset Management (EAM) tool and assist team with coordination of various projects and data/drawing management.

KEY DUTIES AND RESPONSIBILITIES

  • Manage and analyze facilities’ life cycle data for data-driven decision-making of repair/replacements of facility components, to achieve lower total cost of ownership while up keeping desired Level of Service.
  • Analyze costs associated with construction, operation and maintenance of a facility over its expected life cycle.  Update all facility construction/maintenance costs annually and create a cost database; use cost database to determine Facility Condition Index for all City facility assets;
  • Conduct site tours to assess condition of various facility components including architectural, structural, electrical, mechanical, civil components;
  • Identify missing assets & components of facilities and input them in facility life cycle inventories (asset registry);
  • Create new life cycle files for newly built and acquired facility assets as per the City standards;
  • Track and input in EAM work orders and invoices to track all expenses required for facility life cycle analysis (e.g. determining future budgets based on past expenses, perform cost benefit analysis to determine if maintenance is still a viable option or the asset needs to be replaced);
  • Coordinate with other departments and all uses of EAM to perform quality checks. 
  • Help identify potential risks that a facility may face during its life cycle such as safety and regulatory risks;
  • Gather and analyze data related to the facility’s performance, maintenance history and energy efficiency to make recommendations for improvements;
  • Assist in project management for a variety of projects and prepare various reports and presentations as required;
  • Assist in implementation of Enterprise Asset Management (EAM) tool and develop methodologies for effective outcomes of the EAM.
  • Additional tasks as required by the team, and as assigned to help other team members
Requirements

REQUIRED SKILLS & COMPETENCIES

  • A Bachelor’s degree in engineering (civil, mechanical, or electrical), architecture, or a related discipline or have graduated from an accredited college in construction management,;
  • Minimum 3 years experience in facility management, construction, or a related field is desirable;
  • Familiarity with facility management software, data analysis tools, and computer-aided design (CAD) software is required;
  • Good analytical skills to assess data and make informed decisions about facility operations, maintenance, and upgrades;
  • Knowledge on asset management planning or facilities management certification would be considered an asset;
  • Effective communication skills to interact with various stakeholders;
  • Understanding building codes, safety regulations, and compliance requirements is required;
  • Possess strong problem-solving skills and be adaptable & open to learning;
  • Collaboration with various teams and individuals, including architects, engineers, maintenance staff, and contractors, is common in this role. Being a good team player is essential.

Salary & Benefits

Salary Range: $75,167.00 To 85,358.00 Annually
