Perform maintenance and repairs to equipment deployed at all the Region’s long-term care homes, including but not limited to, patient lifts, bathing systems, hospital beds, flusher disinfectors, laundry equipment/systems and food services equipment/systems. Perform maintenance on equipment as a factory-trained technician. Maintain HVAC (heating, ventilation, and air conditioning), electrical, plumbing, mechanical systems, laundry equipment/systems and food services equipment/systems and other equipment as directed. Coordinate the day to day operation of the preventive maintenance system under the direction of the Building Services Manager and/or Administrator or designate.
Major Responsibilities:
- Prepare preventative maintenance work schedules
- Track and record preventative maintenance of critical equipment, ensuring complete service records and inventory accuracy. Set priorities for preventative maintenance work orders, maintenance requisitions and scheduled work
- Communicate and liaise with equipment users regularly and managers as needed
- Maintain adequate supplies and equipment for the maintenance department
- Requisition work to be completed through corporate Purchasing
- Attend home and corporate committee meetings as required
- Respond to emergency calls as required
- Assist in the orientation and training of staff
- Complete all necessary reports and records related to the department as required
- Drive equipment maintenance vehicle and other home vehicles, as required
- Adhere to departmental procedures and systems, e.g., systems for preventative maintenance, maintenance requisitions, scheduled work and continued quality improvement/risk management programs
- Practice safe work habits
- Keep current with ongoing changes and new technology in the home and adapt accordingly.
- Maintain inventory of new equipment, manuals and warranties
- Operate computerized preventative maintenance program
- Operate test equipment and record data
- Assist with Compliance issues regarding equipment use and preventative maintenance.
- Operate, make changes to, and train others to use the Building Automation system.
- Provide preventative maintenance and troubleshooting for equipment.
- Carry out all duties with attention to client/participant safety.
- Provide excellent customer service in all aspects of work.
ELECTRICAL:
- Must have knowledge and ability to work on 110v up to and including 600v system and equipment.
- Troubleshoot, repair, install, and maintain various electrical components, appliances and equipment in accordance with pertinent codes, the preventative maintenance program and departmental procedures.
- Perform scheduled preventative maintenance checks of all electrical alarms, e.g., nurse call systems, fire alarm system and other security systems.
PLUMBING:
1. Troubleshoot, install, and repair plumbing fixtures, piping, and related equipment.
2. Perform necessary work to open clogged sewer lines.
3. Install purchased equipment to manufacturer’s standards and in compliance with applicable codes.
MECHANICAL:
1. Perform mechanical and preventative maintenance work on equipment as per preventative maintenance manual, e.g., circulating pumps, air handling systems, and refrigeration etc.
2. Maintain H.V.A.C. Systems as directed.
3. Assist Maintenance Coordinators with mechanical repairs as required.
Qualifications:
- Grade 12 or equivalent and a Community College diploma in Building Environmental Systems (BES) Operator Class I & II or equivalent. – Required.
- Recognized training or education in one of the electrical, mechanical and plumbing trades is required.
- Preference given to candidates with Gas Technician 2 Certification.
- Minimum of 1 year current related experience in building maintenance preferably in a long term care geriatric setting.
- Be familiar with relevant codes, e.g., building code, fire code, electrical code, etc.
- Mechanical and electrical training in equipment repairs and able to complete factory technician training for equipment.
- Working knowledge of Ministry of Health Long Term Care Legislation and Regulations under the Occupational Health & Safety Act (OHSA) as they pertain to Maintenance
- Knowledge of client/participant safety issues and demonstrated capacity to apply client/participant safety practices
$ 24.49 per hour
